Not every home in Central Florida is in a flood zone, but many are. Your lender may require flood insurance if the property is in a designated FEMA flood zone. Flood insurance through the NFIP typically runs $700–$2,500/year. Always check the flood zone map before making an offer.
HOAs are extremely common in Central Florida — especially in master-planned communities, gated neighborhoods, and newer construction. Fees range from $100 to $800+/month. Always review the HOA documents (budget, rules, reserves) before closing. Florida law gives buyers a 3-day right of rescission after receiving HOA docs.
Florida is a "buyer beware" state. After an accepted offer, buyers get 10–15 days for inspections. Title insurance is customary and protects both lender and buyer. Closings are conducted by title companies (not attorneys). Average closing costs run 2–3% of purchase price for buyers.
